The cost of living is expensive. Rental payments, food and groceries, public transport, child care…. Everything adds up.
So why should you pay extra on top of your rent to get your tenancy contract drawn up? To check into or out of your property? To renew your tenancy contract?
We keep our fees to an absolute minimum.
Before you move in…
All prices are inclusive of VAT, unless otherwise stated
Holding Deposit: £300
This is to reserve the property while we check your identity and credit references. It is then deducted from the amount needed for your security deposit.
Tenant Referencing: £150
We will need to conduct a full reference and right to rent check on any tenant aged 18 or over.
Guarantor Reference: £150
We will need to conduct full identity and background checks if a Guarantor is required
Rent in Advance: 1 months rent
To cover the first rental period, as set out in the Tenancy Agreement
Security Deposit: 4-6 weeks rent
To cover the risk of property damage or loss to the Landlord. It is held in a Government approved scheme and will be returned to you at the end of the tenancy, less any agreed deductions.
When you move out…

Check-out: £60 – £105
To conduct an accompanied inspection and collection of keys at the end of the tenancy, and to prepare a check-out inspection in order to agree the deposit release. Price dependent on number of bedrooms and whether property is furnished or unfurnished.
During your Tenancy…
Renewal Tenancy: £120
To negotiate a contract, amend and update the terms and draw up a renewal tenancy agreement.
Change of Sharer: £250
If a new tenant moves into the property during the tenancy or at renewal.
